The home owners of this Milford, CT residence were interested in adding to their modest 1,200 square foot farm house. The small kitchen, bedrooms and living areas were undersized for their needs. The first floor addition consisted of a new 2 car garage, mudroom with kitchen pantry storage, kitchen, and dining room. The original kitchen was converted into a laundry room and the garage on the right side of the house was converted to a family room. The second floor addition included creating a connection from the existing hallway to a new master bedroom suite with walk-in closets and 5 piece bathroom with large soaking tub and private toilet area. The desired addition required receiving a zoning variance for the side yard setbacks.

The existing house floor framing for the second floor was heavy timber and created a very low floor to floor height. The first floors ceiling, at 8 feet tall, was the bottom of the second floors finished floor. This created a unique challenge to conventionally frame the addition where the typical floor to floor height is at least one foot taller then was present here. Even with this challenge we were able to make the second floor addition align with the existing second floor and still have increased ceiling heights in the kitchen and dining room.

The owner contracted the construction with Platt Technical High School. The project was framed, wired, and plumbed by the high schools trades students.
